A long and deteriorated commercial unit with poor spatial organisation, limited training capacity and undersized treatment rooms
Bottleneck
Fragmented layouts, unnecessary partitions and poor environmental conditions were reducing usable space, comfort and operational efficiency
Strategic approach
Reorganise the existing footprint to increase training capacity, enlarge treatment rooms and improve environmental performance without expanding the premises
Implementation
Delivering a compact training and recovery system through spatial compression, integrated custom furniture, acoustic cork solutions and the strategic use of the existing double-height space

system.
The project transforms a deteriorated commercial unit previously occupied by multiple businesses into a
healthier, more efficient and contemporary environment for sport and treatment.
The existing space presented major limitations: low ceilings, fragmented layouts, unused areas and poor
thermal and acoustic conditions, all directly affecting both operational performance and user experience.
Rather than expanding the premises, the strategy focused on reorganising the existing footprint to maximise
usable space.
Unnecessary partitions and wall linings were removed, allowing larger treatment rooms, an expanded training
area and the incorporation of an additional therapy room within the same surface area.
A custom multifunctional reception element concentrates waiting, storage, seating and interaction into a single spatial gesture, reducing clutter while improving circulation and usability. Given the limited budget and the large double-height volume, the intervention strategically concentrates construction below the 3-metre level, leaving the upper areas exposed and untreated.
Natural materials and acoustic solutions reinforce the atmosphere of wellbeing and recovery throughout the project. Expanded cork panels improve thermal and acoustic comfort while generating a warmer and quieter environment for both training and treatment. The result is a compact and contemporary sports space capable of improving operational efficiency, increasing service capacity and strengthening the identity of the business
